Common road right of way will be owned by the Association. The annual assessment for each site is $200 and can only be changed by an 80% majority vote of the Members. This assessment includes amounts for administration, snow plowing, general maintenance, insurance, mowing, and a reserve fund.
Sites are for residential and recreational use only; no commercial activities are permitted.
Sites cannot be further subdivided. One home may be placed on a site with a minimum of 1000 square feet of living area. There is no time requirement as to when one must build. However, after construction has started, the exterior must be completed within 12 months.
There is a 15 foot setback from any road and 10 foot setback from any other property line.
Mobile homes and double-wide homes are not permitted.
Domestic animals are permitted as long as they are reasonable in number and not a nuisance to other property owners.
The community is intended to remain wooded. Clearing should be for driveways, homesites, and/or septic fields.
There is a 15 mile per hour speed limit for all unlicensed vehicles on the common roadways, and a 25 mile per hour speed limit for all licensed vehicles.
The Members of the Association may, with an 80% majority, approve proposals that have merit but do not conform to these guidelines.
