You Shouldn't Have to Haggle Over the Price.
Here's Why:
Our properties are priced right, we have sold hundreds of properties at their price and, therefore, “the proof is in the pudding”. These properties do not have emotional expectations from us. We know what we paid and what they cost to develop. So that, plus a fair profit, determines the price. We do not to price them up so you have to haggle them down.
Most buyers are not local and, therefore, have to travel, call or write to interact (i.e. negotiate) regarding the purchase price. If the properties are priced right in the first place, you don’t have to spend your valuable time doing that.
How would you feel if the purchaser next to you got a better deal than you did? We want to be consistent and fair. Pricing the properties fairly and selling them for that price is the best way to do that.
When it comes time to finance your purchase, the bank will be asking an appraiser what the property is worth. If there is a record of valuation created by sales of properties at consistent prices, the value of the property is obvious. We think, and have proven over the years, that this makes us more credible and makes the transaction easier.
