All of Our Properties are Organized Into Communities
When we purchase a large property, it’s a diamond in the rough. Traditionally, it’s been hard to sell these large properties just as it’s hard to find parcels in the 4-20 acre range that are accessible and buildable. That’s where we fit in. Using over 30 years of experience, we formulate a land plan that considers existing features (woods, fields, fences, creeks, views), topography (the lay of the land), and soil types (for testing of sewer drain fields), as well as local, state and federal laws (storm water management, sediment and erosion control, zoning ordinances, entrance permits, Health Department regulations, etc.) to develop parcels that are guaranteed buildable. When we’re finished, we have an approved plat of attractive properties that are ready to develop into sites for residences, retirement, get-away, or investment.
The next step is to create some protection that the land will remain wooded, residential, and attractive. Most of the areas where we work are not heavily zoned and, in some cases, not zoned at all by government. That’s beneficial in some ways, but not in others. Suppose you purchased 5 acres and built a $150,000 home there. Next door, the owners use their property strictly for infrequent vacations and expediently move an old camper or school bus there to use as their vacation “home”. That isn't good for either owner. In order to guarantee some consistency to the land that we sell, we establish deeded restrictions, which are administered by the private owners within the community. These restrictions have been carefully crafted over the years to balance between an owners’ desired use of their property and a guarantee that there will be some consistency to the community.
